# LocalClose — Buyer README

**What this is:** a starter kit for selling one thing: a **$99.99 one-time website audit report** (PDF emailed after payment, full fix list) to local businesses with a weak or broken online presence. Six copy-paste role prompts, a 7-day runbook, the report one-pager, six reusable templates, and a finished sample hunt showing what "done" looks like. You pick one city + niche and work the loop: 25 leads → top-10 audits → audit-led outreach → replies → walkthroughs → paid reports. The target is 20 qualified conversations and 4 paid closes per month within 60 days — a goal to work toward, not a guarantee.

**Fixed price (quote nothing else):** Website Audit Report **$99.99 one-time** — PDF emailed after successful payment, full fix list, nothing recurring. There are no other offers.

## Quickstart — read in this order

1. **`operating-rules.md`** — the rules everything runs by: the 7-step loop, the single price, the 7 hard rules. If anything anywhere seems to conflict with this file, this file wins.
2. **`roles/` (all 6)** — load these into your AI tool: `lead.md` (you — coordination, approvals, weekly report), `hunter.md` (research), `builder.md` (audits + report outline), `outreach.md` (emails), `negotiator.md` (replies), `payment.md` (Stripe draft after a yes only).
3. **`runbook-7-day.md`** — your first week, day by day (~16–19h). Follow it literally the first time.
4. **`packages/audit-report.md`** — the canonical offer page. Know the exact scope and terms ($99.99 one-time, PDF after payment) before you hunt.
5. **`templates/` (all 6)** — `lead-csv-template.csv`, `email-sequences.md`, `demo-outline.md`, `objections.md`, `stripe-skus.md`, `weekly-report.md`. Copy, don't rewrite.
6. **`sample-hunt-austin-hvac.md` + `.csv`** — the finished example (25 HVAC leads, Austin TX, 2026-09-06). Study it, then run your own.

## How to run your first hunt

1. Lock ONE city + ONE niche and write it at the top of your leads file.
2. Connect a dedicated business email and your Stripe account in test mode; create the 1 SKU (`audit-report-9999`, $99.99 one-time) from `templates/stripe-skus.md` now so a "yes" never waits on setup. Drafts only — nothing sent, nothing charged, test mode until the owner approves live.
3. Have Hunter collect 40–60 candidates (`[niche] in [city]` + variants), open each one, verify it's real, record site/booking/review facts from public pages only, score 0–10 (no site = 9–10, weak site = 6–7, strong site with live booking = 2–3), and deliver exactly 25 rows with a public source URL + candidate audit findings each.
4. Reject any row with a private-source contact, an invented fact, or no source URL — send it back to fix.
5. Paste the approved 25 into `templates/lead-csv-template.csv` and tag the top 10 for Builder.
6. Work Days 4–7 of the runbook: audits → audit-led openers → sends → follow-ups → walkthroughs → weekly report.

## Selling the report (the flow)

- **Audit first, always:** Builder runs a real audit of each top-10 business (site loads on a phone, booking path, contact info, review count) and records every finding with source + date. Nothing invented.
- **Every message leads with ONE real finding** from that business's audit — never a generic blast, opt-out line in every message, max 3 follow-ups over 10 days.
- **Only after a "yes":** Payment drafts the $99.99 Stripe link and close checklist; the owner approves before anything is sent. Never before a yes.
- **PDF only after successful payment.** The report is never generated, previewed in full, or emailed before payment clears.
- Walkthrough (optional): a 15-minute call walking the prospect through their findings → fix list → $99.99 PDF offer.

## How to customize city / niche

- Change only the city + niche line and the research inputs — never the price, the rules, or the message requirements (one real finding per message, opt-out in every message, max 3 follow-ups over 10 days, payment link only after a yes + owner approval, PDF only after payment).
- One cycle = one city + niche. Finish the top-10 before re-running Hunter on a fresh batch.
- New niche? Skim 5–10 business sites first to learn what "weak digital presence" looks like there, then score the same way.
